Fair Housing Notice

Alder & Stoop is committed to the letter and spirit of the Fair Housing Act and Equal Housing Opportunity laws.

Equal Housing Opportunity

Federal, State, and Local Fair Housing Laws prohibit discrimination in housing based on race, color, religion, sex, national origin, familial status, disability, sexual orientation, gender identity, marital status, age, military status, lawful source of income, or any other protected characteristic.

We will not knowingly participate in any real estate transaction, listing, advertising, or showing that violates these laws or denies equal access to any prospective purchaser or tenant.

Standardized Operating Procedures (SOP)

Pursuant to New York Real Property Law § 442-h, Alder & Stoop Standard Operating Procedures for prospective home purchasers are as follows:

  1. 1.
Identification: Prospective homebuyers are not required to show prospective identification prior to receiving brokerage services or attending open houses, except where an individual seller or property building management requires ID for building entry or physical security.
  2. 2.
Exclusive Broker Agreement: Prospective homebuyers are not required to sign an exclusive broker agreement prior to viewing homes with an Alder & Stoop advisor, though a written disclosure of brokerage relationships is provided as required by law.
  3. 3.
Pre-approval / Proof of Funds: An approval for a mortgage loan or proof of funds is not required prior to attending an open house or initial consultation, though pre-approval or verified proof of funds will be required by sellers prior to submitting a formal purchase offer or co-op board package.

Reporting Housing Discrimination

If you believe you have experienced housing discrimination, you may file a complaint with the New York State Division of Human Rights (DHR) or the U.S. Department of Housing and Urban Development (HUD).
